Rewiring Grants in Ireland

There's no general grant for rewiring, but two council grants can cover it. The Housing Aid for Older People grant pays up to €10,700 towards rewiring for owners aged 66 or over, and the Vacant Property Refurbishment Grant covers rewiring as part of doing up a house that's been empty for two years.

Rewire cost check

What will the rewire cost?

Six quick taps. You see our price range for your home and whether it sounds like a full rewire, a partial one, a new fuse board or an inspection first. Want a written price? One Safe Electric registered electrician who covers your county rings you.

Step 1 of 7

What kind of home is it?

Pick the closest.

How many bedrooms?

Size is the biggest thing in the price.

When was it built, or last rewired?

A rough guess is fine. The age of the wiring matters more than the age of the house.

Do you see any of these?

Tick all that apply.

The whole house, or part of it?

A partial rewire only makes sense when the rest is sound.

Will you be living in it during the work?

An empty house is quicker and costs less.

Our price range

€7,000 to €14,500

A full rewire of a 3-bed house: new cables, a new fuse board, testing and the Safe Electric certificate.

Answer the six questionsYou'll see whether it sounds like a full rewire, a partial one, a new fuse board or an inspection first.
  • About 4 to 10 days on site for a 3-bed house.
  • A new fuse board on its own: €350 to €1,400.
  • An inspection and report: €150 to €350.
  • A guide, not a quote. The written price comes after the electrician has seen and tested the house.

Over 66

Housing Aid for Older People

The council's Housing Aid for Older People grant is for people aged 66 or over (younger in cases of hardship) who own the home or have a right to live in it, to do essential repairs, and it names electrical rewiring among them. It pays up to €10,700, and up to 100% of the approved cost, depending on household income:

Household incomeShare of the costMost it pays
Up to €37,500100%€10,700

  • What to send: a report from a Safe Electric registered electrician on the condition of the wiring (a Periodic Inspection Report), with the application form.
  • Don't start before approval. You need the council's written approval and grant offer first. Work started before that means the application is rejected.
  • Your Local Property Tax must be up to date. The grant can go towards the full cost including VAT.

The application form and the full rules are on gov.ie. You apply to your own council: pick your county below to see which.

Vacant homes

The Vacant Property Refurbishment Grant

If you're turning a vacant house into your home or a rental, the council's Vacant Property Refurbishment Grant pays up to €50,000, VAT included, and up to €70,000 for a derelict house (€60,000 and €84,000 on the islands). The house must have been vacant for at least two years and built before 2008. Power and lighting are among the works it covers, so a rewire can be part of the refurbishment. The council inspects and approves the works in advance.

Other grants

What doesn't pay for rewiring

  • The Housing Adaptation Grant for People with a Disability (up to €40,000) pays for changes like ramps, an accessible bathroom or a stair lift, not a rewire on its own.
  • SEAI home energy grants pay for insulation, heat pumps, solar panels and similar upgrades, not for rewiring.

Whatever the grant, the work has to be done and certified by a Registered Electrical Contractor. See the Safe Electric cert.
