Buying or selling
Rewiring Before Buying or Selling
There's no law that says a house needs an electrical cert to be sold, but a buyer's solicitor will ask for the completion certificate for any rewire or electrical work done. Before buying an older house, an inspection (€150 to €350) tells you whether to budget €7,000 to €14,500 for a 3-bed rewire.
What to ask for, what to budget, and when to do the work.
Free, no obligation. One registered electrician prices it, not five.
- €150 to €350an inspection before you buy
- €7,000 to €14,500a 3-bed rewire, to budget
- 6 monthsempty: a cert is needed to reconnect
- Keys to move-inthe easiest time to rewire
Buying
Before you buy
- Look at the board at the viewing: pull-out fuses and no RCD mean an old installation.
- Ask for the completion certificates for any rewire, extension or new board. No certificate for work that clearly was done is a question for the solicitor.
- Get an inspection on an older house. A Periodic Inspection Report costs €150 to €350 and tells you what you're taking on, and gives you something real to negotiate with.
- A house empty for more than six months needs a completion certificate before ESB Networks will reconnect it.
- Plan the work for between getting the keys and moving in. An empty house is quicker and costs less to rewire.
Selling
Before you sell
Find the completion certificates for any electrical work done while you've owned the house, and keep them with the deeds: a sale can stall while a missing one is tracked down. A recent Periodic Inspection Report is a quiet selling point on an older house. If the wiring is old, a buyer will price a rewire into their offer, so it's worth knowing the real figure.

Questions
Questions people ask
Do I need an electrical cert to sell my house?
No law requires one for a sale. But the buyer's solicitor will ask for the completion certificate for any electrical work that was done.
Should I get the wiring inspected before buying?
For an older house, yes. A Periodic Inspection Report costs €150 to €350 and tells you whether a rewire is coming.
Can I rewire before I move in?
That's the easiest time. The house is empty, so the job is quicker and costs less.
The house has been empty for years. Will ESB Networks reconnect it?
If it's been disconnected for more than six months, they need a validated completion certificate first, which means a registered electrician testing and certifying it.
Is there a grant for a vacant house?
The Vacant Property Refurbishment Grant can cover rewiring as part of the refurbishment. See rewiring grants.
